Is Your Rental Property Ready? Essential Checks Before Listing

Read Time:1 Minute, 30 Second

When you are about to list your rental property, then it is necessary that everything should be in order. So take the time to ensure your property is well-maintained because a clean, functional apartment won’t just attract better tenants in less time and help you comply with regulations; it can save you money long-term. Here’s your essential pre-listing checklist.

Safety Certificates

Legal compliance is non-negotiable. A Gas Safety Certificate (valid for one year, to be renewed on the anniversary of it being granted), Electrical Installation Condition Report (within 5 years) and EPC rated at least a band ‘E’. A smoke alarm needs to be installed on each floor, and a carbon monoxide (CO) alarm in any room where a solid fuel appliance is used. Property Condition

Take a closer, more critical look around your property. Further this by looking out for damp, mould, leakages or structural repair issues. Confirm the operation of all appliances, no drips in taps and windows/doors open/close smoothly. New paint and a deep clean go a long way!

Furnishings and Safety

If furnished, make sure all furniture comply with fire safety regulations. Any items that are damaged or worn, remove them as they give off a negative impression.

Tenancy Deposit Protection

Learn about deposit protection systems. By law, the landlord must protect tenants’ deposits within 30 days of receiving them and supply prescribed information.

Professional Photography

First impressions count. Great photos receive way more viewing requests. Keep rooms clear of clutter, well-lit and looking their best.

Documentation Ready

Prepare tenancy agreement, inventory and property pack in advance to streamline the letting process after you find tenants.

Preparations ensure a lettings experience that is smooth and successful.
